The last couple of months were a true test of my skills as a real estate agent. My wife and I had decided to sell our Hawaii Kai home and move closer to town. Easier said than done!
I decided to follow the advice that I give my clients. I put my home on the market first, pricing it competitively. I simultaneously stepped up my search for a replacement home concentrating on listings that came back to the market (fell out of escrow).
Bam! My home sold at the first Open House. The buyer and his agent presented me with a full price offer in full view of six or seven other buyers.

Bam! A "fixer-upper" home we had overlooked in Dowsett just above town and exactly where we wanted to be came back on the market. We made a reasonable offer and it was accepted.

We'll be living in Waikiki for the next two months exploring an area that most locals tend to avoid while our fixer-upper gets transformed into a Balinese villa.
